Our home can comfortably sleep a total of 10 guests plus we allow you to bring your fur babies too! We are PET FRIENDLY and have a 2-pet maximum. We require a one time, non-refundable pet fee of $300, that allows 2 pets, and must be paid at the time of booking. We do not allow any pets that are listed on the restricted breed list. If you are unsure as to whether or not your pet is listed on the restricted list, please message prior to booking. PLEASE NOTE: Pets MUST BE LEASHED AT ALL TIMES while outside of the home per Jackson County’s leash law.

Main Floor (Sleeps 2):
· Guest Bedroom 1 - Queen size bed dresser, and closet for clothing storage.
· Guest Bathroom: Adjoins Guest Bedroom 1 through a pocket door into the bedroom. This bathroom serves as the main bathroom and is also accessed from the hallway.
Top Floor (Sleeps 8):
· Primary Bedroom: King size bed, dresser, mirror, flat screen TV, and balcony access!
· Ensuite Bathroom: Walk-in shower, double sink vanity, plus a makeup vanity with mirror and a stool.
· Guest Bedroom 3: Queen size bed, chest of drawers, closet, flat screen TV, and balcony access!
· Ensuite Bathroom: Shower/tub combo with a single vanity.
· Guest Bedroom 4: Full (Double) bed, chest of drawers, and closet.
· Jack-n-Jill Bathroom: (Connects Bedrooms 4 & 5) Each side has its own single vanity and toilet. In the center is the shower/tub combo, storage closet with towels, a pack-n-play, & kids toys.
· Guest Bedroom 5: Twin over Full bunk beds with a twin pull out trundle, chest of drawers, and closet.
The Living Space:
· Living Room: Offers gorgeous beach views straight from the sofa! It’s open and spacious with plenty of seating on our comfy sofas and enough room for everyone to spread out! We have a flat screen smart TV with Roku for those times when you’re ready to relax after days spent exploring around the coast.
· Dining Room: Also offers gorgeous beach views and boasts a beautiful, custom built, wooden dining table with seating for 10. There is also a step-up breakfast bar, that joins the dining room, and offers seating for 6.
· Kitchen Amenities: A chefs dream! Holy moly counter space, cabinet storage and walk-in pantry! Our kitchen is equipped with stainless appliances (gas stove, microwave, dishwasher, & refrigerator) granite countertops, plenty of cooking utensils, dinnerware/drink ware, pots, pans, cutting boards, baking sheets, cake pans, mixing bowls, electric hand mixer, electric can opener, a crockpot, a regular blender and a magic bullet blender, a toaster, and a toaster oven, plus both regular drip and Keurig coffee makers. There is also a gas grill ready and waiting for you to fire it up and grill your fresh catch of the day, downstairs!
· Laundry Room: Full size washer & dryer, counter space for folding and cabinet space for storage. There are also plenty of beach towels stored in here for our guest to use!

1. The Primary Guest (person who’s name the reservation is under) MUST OCCUPY the property for the ENTIRE DURATION OF THE RESERVATION. We do not allow you to rent our property for someone else if you are not staying.

2. PROPERTY IS EQUIPPED WITH LIVE, EXTERIOR SECURITY CAMERAS.

3. Our Home is in a private, residential neighborhood. Please be kind and courteous to our neighbors!

4. All lots, to include the beach, are privately owned. You are welcome to walk the beach but all beach activity, fishing, etc. MUST BE on our property, which is directly across the street from our home.

5. We love our beach and want to keep it clean! Please clean up your mess! DO NOT leave any trash, chairs, toys, floats, etc. on the beach.

6. MAX NUMBER OF GUESTS ALLOWED IS 12. NO overnight guests, other than those listed on your guest registration, are allowed. If you have guests other than those listed on your registration or are over occupancy, you and/or your guest will be asked to leave, and you will be fined $100 per guest that is not on your registration.

7. ALL GUESTS ARE SUBJECT TO REMOVAL, BY PROPERTY MANAGEMENT, FOR VIOLATING ANY TERMS OF THIS AGREEMENT. NO REFUNDS WILL BE GIVEN.

8. NO PARTIES OR EVENTS ARE ALLOWED at our home or private beach. UNAUTHORIZED PARTIES/EVENTS WILL BE CHARGED A $500 FINE PLUS COST OF CLEANUP.

9. SWIMMING IS AT YOUR OWN RISK.

10. NO SMOKING is allowed inside the property. Please dispose of cigarette butts safely and DO NOT leave them on the grounds of the property. IF THE PROPERTY SMELLS LIKE SMOKE UPON YOUR DEPARTURE, YOU WILL BE CHARGED A $500 FINE PLUS THE COST OF CLEANUP AND/OR MITIGATION.

11. PETS ARE PERMITTED with PRIOR APPROVAL. A $75 non-refundable pet fee per pet, with a 2-pet maximum, is required.

12. UNAUTHORIZED PETS WILL RESULT IN A $500 FINE.

13. Pets MUST BE LEASHED at ALL TIMES while outside, per Jackson County leash law.

14. ALL PET WASTE MUST BE PICKED UP AND DISPOSED OF PROPERLY.

15. The City of Ocean Springs asks for QUIET HOURS to be 10:00pm and 8:00am. This simply means no loud music, noise, or high-energy activity outside during these hours.

16. Please DO NOT bring in sandy clothing, shoes, toys, etc. without rinsing them off first. Please use the outdoor shower and/or the water hose downstairs to rinse off prior to going inside.

17. DO NOT leave any wet towels or clothing on any furniture, beds, hardwood flooring, or rugs.

18. DO NOT move any furniture. DO NOT bring any furniture from inside, outside or from outside, inside.

19. DO NOT LEAVE GRILL UNATTENDED WHILE IN USE.

20. DO NOT park in the grass or in the road. PLEASE ONLY PARK IN THE DRIVEWAY.

21. Boats, Trailers, and RV’s ARE NOT PERMITTED without prior approval.

22. THIS PROPERTY IS LOCATED IN A FLOOD RISK AREA. THIS MEANS THAT DURING HEAVY RAINS OR INCLIMENT WEATHER, THERE IS A HIGH RISK THAT THE PROPERTY WILL FLOOD.

23. Any damages are to be reported IMMEDIATELY. You will be responsible for any loss or damage due to neglect or violation of these rules. You will be charged for ANY damages or missing items upon your departure.

24. I give permission to the property manager to use a third party to verify my identity and check criminal databases to confirm my reservation. Summary: Wonderful location for beach access and unpopulated beach. Kids loved the beach and climbing the trees. House had everything we needed. Definitely coming back here.
